A consolidation loan is a special loan that usually only home owners can get.  The debt reduction service pays off your debts.  You then pay the debt reduction service monthly or bimonthly payments of the loan.  Why would they give you a consolidation loan? Debt reduction services are banks, even if they claim to be non-profit, so they are not going to give you’re a consolidation loan out of the goodness of their hearts.  You have to put your house or property up as collateral.  If you miss paying your consolidation loan repayments, you do stand to loose your home.

The benefit of a consolidation loan is that you’re not paying the high interest rates of student loans or credit cards.  You also don’t have to pay a variety of companies every month – you just pay the debt reduction service.

You will not have all of your debt problems removed from a consolidation loan.  Debt reduction must become a priority in not only your life, but the lives of everyone you are living with.  You have to know where all the money is going and curb unnecessary expenses.  If you don’t make any effort to live within your means, you will go right back into debt.

How To Tell A Shady Debt Reduction Company

There always has to be a rotten apple in any business field, and debt reduction is one that has some scam artists.  Forget about getting a consolidation loan, debt reduction loan or anything else if the prospective company:

asks for donations for it’s own company “because we are non profit”
asks you to lie or exaggerate anything, especially anything in writing
asks you to pay for an initial consultation or even for information about their company
offers you a loan and interest rates without first reviewing your current financial records
makes no effort to help you learn how to manage your money yourself

One place that can help you look for a reputable debt reduction service is from whoever you owe the most money to.  Your bank, broker or credit card service may have a list of debt reduction services that they have had good, safe business with in the past.

Take it easy! Don’t aggressively apply for credit cards with every offer that comes your way. That can be a fast track to disaster: It could ruin your credit score or you could end up with more credit cards than is safe to have.

Keep it honest. When you apply for credit cards, you’ll have to fill out an application. You know that the application will be reviewed and it can be tempting to stretch the truth a little (or a lot) in order to increase your likelihood that you’ll get a card (or a card with a higher limit). However, the credit bureaus have a lot of information on hand about you and they also have millions of people to compare you with. If something doesn’t seem right, they may investigate further and deny your application.

Keep it accurate. Mistakes do happen but the more accurate you are when you apply for credit cards, the more likely it is that you will be approved. And remember, the information you add to your application when you apply for credit cards will be added to your credit report, so if you misstate the amount of money you earn, it could be an error that will haunt you when you want to apply for credit cards or home loans or even a job in the future.

If you choose not to apply for credit cards, be sure to shred any application you might have. If it has been partially filled out (by you or by a computer before it was sent to you), someone else might be able to use it to get a credit card in your name!

Use these tips to apply for credit cards and you’ll not only increase your likelihood of getting a credit card but you’ll also protect your financial future.

The most obvious thing you can do to improve your credit is to make sure that you always pay your bills on time. Your historical timeliness of making payments to creditor on time is one of the largest determinants of your overall credit score. If you historically have not paid your bills on time, paying your bills on time going forward is the first step to improving your score. While late payments will remain on your credit score for 7 years, your credit score will increase after successfully making payment on time for a full year.

Next, you will want to pay off as much of your revolving credit as possible. Your credit utilization is the second most important factor that determines your credit score. For the best possible credit score, aim to keep your balances at 20% or less of your total limits. As an example, if you have $20,000 in credit card limits, you should never carry more than $4,000 in revolving debt. If you pay down your credit card balances so they are less than 20% of your limit, your credit score will improve immediately. If you do not have the cash on hand to pay down your credit cards, you may want to consider calling your creditor and seeing if they would be willing to raise your credit limit. This would result in a lower overall credit utilization ratio.

The last of several tips to raise your credit score is to pay off charged off accounts through a pay for delete. If a creditor has ever charged off your account because you refused to pay back your debt, they most likely have written off your account. A charge off has an adverse impact on your credit score and will remain in your file for seven years from the date of last activity. If you contact the creditor, they may be willing to delete the account from your credit file in exchange for payment in full.

Here’s an article circulating on the internet from today, from CNN Money, about car buying and car negotiating. I think it’s ok, not great. There are a few tips left out: first, arrange your own financing and your own loan in advance, because the dealer’s loan is often deceptive and more expensive even if it seems similar to the one you’ve arranged at your own bank. Second, if the dealer makes any representations about the car, make the dealer write these down on the “due bill” portion of the sales documents, and have the dealer sign the due bill and indicate that the promises made about the car are a part of the car’s warranty. If the dealer refuses to write down the promises, BIG RED FLAG. Third, if you’re buying a used car from a franchise dealer (i.e. a Ford from a Ford dealer, etc.), have the dealer print out the service records for you so you can review the warranty service records on the car to know if the prior owner or owners had any recurring major problems with the car.

NEW YORK (CNNMoney.com) – If the annual model year change-over – and all the sales that go with it – have you in a car shopping mood, don’t be lulled into paying more than you have to. The deep discount you think you’re getting may be nothing more than an illusion. Car dealers can make you think you’re getting a fantastic deal, and buyers tend to hear what they want. Here’s some advice on how to really get the best deal.

Don’t: Fall in love with a car

Don’t get us wrong here, a new car is a big purchase, so it’s important that you really do love your car. If you want to buy a microwave oven just because Consumer Reports recommends it, go ahead. A car, like a home, should make you happy and that’s something only you can judge.

But you wouldn’t marry someone after just reading their Facebook profile. You’d at least want to go out a few times, right? So don’t decide you’ve got to have that cute new SUV you just read about in a magazine. Calm down, catch your breath and wait. Wait until you can drive it. Wait until you can drive some competing models and get a sense of whether it’s really all that terrific.

And you may want to wait until the price comes down. Dealers often tack on premiums, charging more than full sticker price for brand new models they know will be in high demand from day one. So rushing to be the first one on the block with the hottest new model can cost you thousands of dollars.

And that “first with the hot new thing” thing fades quickly. Then there will just be you and that car. And those car loan payments. Hope you still like it.

Don’t: Take that long, long, long, long loan

Super long car loans may seem like a painless way to get a new car with low monthly payments. That’s certainly the way the salesman will pitch it to you. But here are two things to remember:

First, the bottom line is that you are just, flat out, paying more money. Whether you’re paying it in three years or six years, it’s just more money. (And a big part of that “more money” is more interest, so it’s not even buying you anything.)

Second, it may be painless now, but it won’t be painless if you find yourself trading in that car in a few years. If you haven’t paid off a big chunk of your loan by that time, you could end up “upside down” in your current car. That means you owe more money than the car is worth.
The car dealer will be only too happy to help you out with that problem, but that just means adding the money you owe into the loan for that next new car. And guess what? That means another long loan and you’re stuck again.

Don’t: Negotiate trade-in and purchase at the same time

Buying a car is really a series of transactions. Yet buyers tend to subtract what the dealer is giving them for their trade-in from what they’re paying for their new car. Then they say: “Hey, I’m getting a $42,000 car for $35,000!”

Actually, those buyers can’t take all the blame since that’s how the salesman presents it: as if that $7,000 is a gift, and they’re just doing you a favor by taking that old car off your hands.

Remember, they’re taking something of real value in exchange for that money. And you have the right to get as much as you can for your old car. Don’t allow the dealer to tell you what it’s worth.

You also have the right to pay as little as you can for your new car. But there’s no way you can negotiate both those things effectively if they’re attached because you won’t be able to see the numbers clearly.

Negotiate the price of the new car first. Get that number down to something you’re comfortable with. Then negotiate your trade in and get that number as high as you can, or if you still feel like it’s not enough, take the car elsewhere or sell it yourself.

Don’t: Negotiate in person

For some reason, buyers still feel like they need to negotiate the price of a new car in person at the dealership. In the old days, that was the only way to do it. If you called a car dealer on the phone, they wouldn’t even discuss pricing.

These days, most dealerships have salespeople, or even entire departments, that specialize in dealing with customers over the phone and by email. The old days of not talking to customers who weren’t physically in the store are over because a dealer knows that if he doesn’t negotiate a price over the phone, someone else will and he’ll just lose the sale.

Negotiating over the phone or via email keeps you in your comfort zone – your home or office – not the dealer’s showroom. While you’re waiting for an answer on your offer, you’re not stuck in an uncomfortable chair with nothing to look at but brochures.

Many dealerships now have Web sites where you can even search the vehicle inventory online and request a quote on a specific vehicle. That way you can be sure the vehicle you’re negotiating on really has all the features you want.

When the negotiating’s done, ask them to fax you the deal in writing so there will be no surprises when you arrive to get your car.

But we’re not recommending you avoid dealerships altogether. Before you get down to numbers, you’ll want to test drive the vehicles and get a walkaround from a knowledgeable salesperson. Just be clear when you go in that you’ll not be purchasing the vehicle that day. You still have some other research you want to do.

Don’t: Take a ‘great deal’ on the outgoing model year

You may be tempted by a steep discount on an outgoing 2007 model year car, but be careful. Remember that the car will ultimately be worth less at trade in time than a 2008 model year car.

That will be much less of an issue if the 2008 model year version is unchanged from 2007. If the 2008 version is all new or substantially changed, though, watch out. Your car will be seen as “old” the minute the new version hits the roads and will take a steep drop in value.

In that situation, only a huge discount will make up the loss. Or, if you just like the old version better, the extra cost may be worth it to you. As long you’re aware of what you’re getting into.

Today’s shifting home market gives many prospective home buyers the heebie-jeebies. Keep in mind you are not alone. Many other people are in the same situation right now, and lots of them are getting great prices on the homes of their dreams. Falling prices in the current market gives buyers the opportunity to find a real deal on a home they will love for years to come. If you remember a few key points, the process will be painless.

First off, make sure you’re not biting off more mortgage than your income can chew. If you intend to stay in your home for more than a few years, you’ll want to look at the big picture. Is your income stable? Assuming you’re going with a fixed-interest loan, your payment will be the same every month. Most people don’t put down a twenty percent, so you’ll likely want to include mortgage insurance into your calculations. If you are buying a condo or townhouse, remember to include homeowner’s fees in your calculations. Also consider how much homeowner’s insurance is going to cost you. Make sure you are comfortable with the cost of your mortgage and are able to make the payment on time every month for years to come.

Next, choose your mortgage options carefully. Many homeowners went for enticing adjustable rate mortgages a few years ago only to find that their interest rates ballooned so high that they ended up in foreclosure. Not good. That is one of the main causes of the current market fiasco. Sure, lower interest sounds enticing initially, but you need to think about the long term. Many people move into a home and think they will be moving in a few years. The future is uncertain, but your mortgage payment does not need to be.

Also, when you are negotiating the terms of your mortgage, choose carefully between points and rate. You will usually have the option of going with a lower interest rate in exchange for paying additional points on your property. Again, longevity is the key to this equation. If you’re going to stay in your new home for more than five or six years, the money you will save on interest makes the points a good idea.

Lastly, in today’s shifting market with home loans are getting harder to come by, it is wise to go get pre-approved for a mortgage before you initiate the buying process. You won’t have to be disappointed if you get your heart set on a house that lenders think is out of your price range. You’ll be better prepared to make an offer on a house with a pre-approval in your pocket and it will make the whole process go smoother for you.

Today’s housing market is ever-changing, but certain fundamental principles will always apply to the process of buying a home. Especially in a shifting economy, it’s good to approach the process as a savvy consumer with knowledge of your own finances. Understand your mortgage options before you buy. It makes the process of purchasing your dream home at a great price painless. Take advantage of today’s low market prices when you understand what the best mortgage is for you.

You’ve just graduated from grade twelve, and now looks forward to a college or university. For many of you this will be the first time when you are away from their parents but for a longer period of time. You’re waiting for the new-found freedom, but you also have legitimate concerns about how to price you out financially. Eventually, you will likely have only income (unless your parents are rich) is what might have been able to maintain school and student loans, which are intended to cover the costs of their bulk. So the question becomes “How do I stretch my dollars?”

First, I would highly recommend applying for any grants and scholarships may be available to you. Grant information is usually presented to you in your college calendar. It was really developed his system and I could not help but admire their ingenuity. Another option would be to buy second-hand books as soon as possible. Unfortunately, the text seems to change almost every year because sharing with fellow students may also be an alternative. This could work especially well if you had rented rooms to students, who happened to be taking some of the same class as you.

There are many factors that lenders consider when deciding whether or not to extend credit to someone applying for a loan. Credit score, down payment, and the purpose of the loan are all factors. There is one factor that is looked at probably more closely than any other though, and that is the debt to income ratio. This is the way that a lender determines how likely a consumer is to be able to make timely payments for the life of the loan. Understanding how the debt to income ratio is determined is the key to making sure that you’re in a position to obtain credit in the future.

When you sit down in front of a creditor, you will most likely be asked a series of questions. The lender is looking for the elements in your financial life that comprise your debt to income ratio.

What is your monthly income, if you add up all the sources of money that comes into your hands each month? This answer is the income portion of the formula.

What payments are you liable for each month on money you’ve borrowed in the past, including mortgages, auto loans, credit card debt, student loans, and all other monthly obligations? This is the debt portion of the equation.

The debt to income ratio, then, looks like this:

Debt to Income Ratio = Total Liabilities/Total Income

A lender has a target number in mind for individual’s looking for a loan. People with a high debt to income ratio are unlikely to find a creditor willing to make a loan to them, since as debt payments already take a large amount of your monthly income to pay, you’re unlikely to be able to continue making all of your payments long term. If a lender is willing to lend up to a point where your debt to income ratio is 38%, but no higher, then the credit you qualify for may be considerably less than what you’re seeking if your debt to income ratio is already 35%.

There are only two ways to reduce your debt to income ratio. Your first choice is to increase your income. A second job or a career change maybe in order to qualify for a higher amount. Your second choice is to reduce your debt obligations. Paying down balances doesn’t matter here unless you can completely pay off a debt, since the ratio is based on your monthly payments, which stay constant on most types of debt. For example, paying off half of your mortgage balance will not change your monthly payment or your debt to income ratio. However, refinancing and reducing your monthly payment will reduce your debt to income ratio (even though it could increase your overall loan balance).

Understanding the debt to income ratio will help consumers stay positioned to obtain financing when they need it and to keep their debt levels manageable. There are several free websites that will help you calculate your debt to income ratio.

If you are a first-time home buyer, this can be an exciting phase in your life. Of course, figuring out how to buy a house and qualify for a mortgage can be stressful as well. Unless you are able to pay up-front with cash, you will need to shop around for a mortgage loan. While there are many mortgage lenders for first-time home buyers to choose from, as well as a variety of loan products to consider, not all of them are going to be right for you.

Below are some mortgage loan tips for the first-time home buyer:

Visit three to four mortgage lenders

As you begin the homebuying process, you will find that there are many types of lenders out there (including national banks, local banks, credit unions, and government-approved lenders). You should interview with at least three or four lenders so you can compare the options and determine which offer works best for you. Consider bringing a checklist of questions to ask the mortgage lender, which will help you separate the good lenders from the unscrupulous ones.

Compare different types of mortgage loans

Generally speaking, most first-time home buyers opt for a 15-year or 30-year fixed mortgage (which means the interest rate will not change during the life of the loan). While fixed mortgages offer stability and predictable monthly payments, there are also other types of home loans to consider. It’s recommended that you look into the pros and cons of an adjustable-rate mortgage (ARM), as well as an interest-only (I-O) mortgage. As a first-time home buyer, you will have many questions regarding mortgage loans. Feel free to ask the lender about their products and services, including the advantages, drawbacks, and long-term effects.

Get pre-approved for a mortgage before you go house hunting

Mortgage loan pre-approval is a good way for a first-time home buyer to determine how much they can afford based on their financial standings (credit history, income, debts, employment, etc.). It also gives you buying power when you’re house hunting because it assures the seller that you can get the proper financing. The last thing you want is to find the perfect house and then discover that you cannot get approved for a loan.
