Because banks look at the possible debt. They don’t know whether you might go out and spend to the max once your loan is approved.

Another way to gain mortgage approval is if you can show a solid saving history. You may have been saving like mad for the deposit, but what about before then? While it is too late to change what happened in the past, it’s never too late to develop good savings habits and they will stand you in good stead for your future.

Banks will also look at your history of paying off debt. But if you’ve defaulted on payments a couple of times, don’t let this put you off applying for a loan.
