Today’s shifting home market gives many prospective home buyers the heebie-jeebies. Keep in mind you are not alone. Many other people are in the same situation right now, and lots of them are getting great prices on the homes of their dreams. Falling prices in the current market gives buyers the opportunity to find a real deal on a home they will love for years to come. If you remember a few key points, the process will be painless.

First off, make sure you’re not biting off more mortgage than your income can chew. If you intend to stay in your home for more than a few years, you’ll want to look at the big picture. Is your income stable? Assuming you’re going with a fixed-interest loan, your payment will be the same every month. Most people don’t put down a twenty percent, so you’ll likely want to include mortgage insurance into your calculations. If you are buying a condo or townhouse, remember to include homeowner’s fees in your calculations. Also consider how much homeowner’s insurance is going to cost you. Make sure you are comfortable with the cost of your mortgage and are able to make the payment on time every month for years to come.

Next, choose your mortgage options carefully. Many homeowners went for enticing adjustable rate mortgages a few years ago only to find that their interest rates ballooned so high that they ended up in foreclosure. Not good. That is one of the main causes of the current market fiasco. Sure, lower interest sounds enticing initially, but you need to think about the long term. Many people move into a home and think they will be moving in a few years. The future is uncertain, but your mortgage payment does not need to be.

Also, when you are negotiating the terms of your mortgage, choose carefully between points and rate. You will usually have the option of going with a lower interest rate in exchange for paying additional points on your property. Again, longevity is the key to this equation. If you’re going to stay in your new home for more than five or six years, the money you will save on interest makes the points a good idea.

Lastly, in today’s shifting market with home loans are getting harder to come by, it is wise to go get pre-approved for a mortgage before you initiate the buying process. You won’t have to be disappointed if you get your heart set on a house that lenders think is out of your price range. You’ll be better prepared to make an offer on a house with a pre-approval in your pocket and it will make the whole process go smoother for you.

Today’s housing market is ever-changing, but certain fundamental principles will always apply to the process of buying a home. Especially in a shifting economy, it’s good to approach the process as a savvy consumer with knowledge of your own finances. Understand your mortgage options before you buy. It makes the process of purchasing your dream home at a great price painless. Take advantage of today’s low market prices when you understand what the best mortgage is for you.

You are a Denver first time home buyer. You are thinking about buying your very first home. Well I can tell you this, the time is certainly right. Prices are down, interest rates are down, sellers are more willing to negotiate and so on.

In realty, for most people there is no wrong time to buy. The time to buy is when you are ready. Home ownership has long been the American dream. In most cases it beats renting by a long shot. Notice I said most cases. First let’s explore some reasons NOT to buy your own home (people that earn a commission selling homes won’t tell you this).

1.You are a transient. I don’t mean that in a negative way but let’s face it, some people tend to move a lot. I am not talking about moving across the town but rather away from the city. If you think you may be moving in the next two years I believe you should not buy just yet.

2. You are irresponsible with money. Let’s face it; we all can be a little irresponsible with money at times. Some of us are worst than others. If you struggle making your rent, car, utilities, insurance, or any other payment on time this will prevent you from owning your home. Why? Because when the lender looks at your credit report your history will be revealed and one of the lenders four criteria for loaning money is the borrowers’ “Willingness to Pay”. (now you know why your credit report is pulled. Again, don’t despair. Often times credit reports can be repaired and you do not need “stellar” credit to buy.

3. Your income (job) is unstable. Now this is the big one. If you do have a job in America it will ALWAYS be unstable. People are let go all the time without warning and you are no exception. I remember, you would have to continue to pay rent or move in with relatives if you lost your current job anyway. The key is to make sure you understand you will NOT be moving into your “dream” home your first time, this comes later down the road.

There you have three very important reasons why you shouldn’t buy. Now let’s briefly look at why you SHOULD buy.

- Your own home provides you with stability in your life.
- You are contributing to the community and neighborhood.
- It is a stepping-stone to building wealth (In other articles I fully explain why your first home, or any home you live in, is really not a good investment. It beats the heck out of renting but as investments go it is not as great as many would want you to believe),
- You have pride and flexibility to improve or shape it to your tastes, not the landlords.
- You may be able to receive tax deductions.
- The list goes on.

When you are buying a home I would recommend that you get pre-approved for a home loan first. . .

However, when it comes to buying your first home, I highly recommend that you seek out a Denver first time home buyer specialist first. Understand, most seasoned agents would rather list homes and avoid first time home buyers. Let’s face it, you will require more attention and communication, you are at the beginning of your learning curve. A few agents have dedicated their entire lives to working just with first timers. A specialist can guide you through the finance process, is there to advise you, show you properties that you can afford, be a counselor (chances are that if you are buying with a partner you will have a few scuffles) and more.

When you start the interview process ask some basics questions:

1. How long have you been in the industry (don’t shy away from new agents, they are eager to please and always have someone near by to help them with more experience)?
2. What is your specialty? Make them prove it, most agents are starving to death and will say anything to get the business.
3. And very important; do you understand Denver first time home buyer financing?

It is very important that you understand real estate financing. The home loan process will be the part of the journey that you do not enjoy. The rest will be the time of your life and create a memory you will never forget. Ask anybody if they remember their first home experience. Nobody forgets, even my 72 year old father remembers his first home and has long forgotten many others he has lived it.

Being a Denver first time home buyer puts you in a special class. You have decided to live the American dream.

A drop in interest rates will attract the attention of both investors and home owners. Those with mortgages understand all too well the relationship between interest rates and monthly payments. As rates fall, home owners will be prompted to evaluate the costs of refinancing versus the benefits over time.

Declining interest rates may be surrounded by sluggish economic conditions, and that is certainly cause for concern, especially considering the resultant uncertainty of both employment security and returns on market investments. When refinancing mortgages, though, it must be determined whether the initial capital outlay required for the refinance will outweigh the interim advantages of monthly savings that result from lower mortgage payments. If the expenses do not exceed the benefits, then it is certainly advisable to study the matter more thoroughly, in order to determine if a refinance will increase cash flow for you by reducing your mortgage payments, and thereby free-up additional disposable income.

Many financial institutions recommend, as a general rule of thumb, that if interest rates fall 2 or more percentage points below your existing home mortgage, it is worth researching further and consider mortgage refinance. However, this is not recommended and readers are encouraged to see that more as a financial urban myth of the days of old. Today, there are many different types of mortgage refinance loans; middle income families have much more complex investment portfolios today, and have become financially savvy by being creative and juggling a number of different types of loans and cash-producing investments, both short term and long term. Also, unfortunately, many have become victim to credit card lending and practices that have escalated interest expense for an average of 8-10% for decades now.

Critical factors to consider when refinancing a home loan:

1. Current interest rate being offered.

2. Interest rate of your current mortgage.

3. The number of years remaining on your current mortgage.

4. Does your current mortgage have an early pay off penalty?

5. The number of years you plan on keeping your new mortgage.

6. Research banks competing to lower closing costs.

Once you’ve thought through these basic concepts and jotted down a few notes for yourself about refinancing your home mortgage, you will have a relatively clear notion of how this will affect your cash flow and if it will generate additional cash flow from the monthly savings. At this point, an online financial or mortgage calculator might be helpful to run a few financial scenarios and speak with loan officer about refinancing.

NB: Unusually severe currency value fluctuations can have a positive or negative effect on the outcome of your calculations. If this is known to be occurring or expected to occur, you should allow for this factor when calculating profit or loss from your mortgage refinance.

Current Mortgages Can be Modified

I have personally seen frequent confusion when it comes to homeowners getting a mortgage loan modification to lower their house payment permanently. I have been asked time and time again, can a person who is current on their mortgage payment have a loan modification of their home loan. With the variety of different mortgage modification programs available, they keep changing and improving. Lenders are constantly looking for new ways to mitigate mortgage losses. The simple fact is that foreclosure costs, and it is almost always the last options for mortgage companies; “It is a necessary evil” at times.

A few years back before mortgage loan modifications became popular, back around 2005 and 2006, incidentally which was around the time that homeownership was at a record high around 69% in this country. Around that time modifications were not popular or common at all. However, time has changed. Getting a mortgage loan modification is the newest and most popular way to lower a mortgage payment in these tough economic times. When lenders started to assist homeowners that were struggling to make their mortgage payments which was after the quick mortgage refinance era dried up and borrowers were strapped for cash, they started focus primarily on past due borrowers to modify. That was around 2007 and 2008. Mortgage lenders are constantly evolving, and they have been modifying all types of homeowners since then.

Borrowers that are current on their house payment are eligible for getting a lower mortgage payment too, depending on their lender. There are programs available that will provide financial incentive to mortgage companies for modifying both current and past due borrowers. I know this can be confusing for borrowers that might be thinking that mortgage loan modifications are for past due homeowners only, that is simply not the truth with lenders these days.

Home ownership has its benefits – no monthly rent checks, the freedom to do with your home as you please (notwithstanding neighborhood covenants), the ability to recoup your purchase price, and knowing that every month you’re building financial equity in the home.

However despite all the positive aspects of owning your own home, it isn’t always easy. Home ownership comes with responsibilities, headaches and financial burdens that we’re not always ready to tackle.

In this article, we’ll cover 5 tips and questions that you can use to evaluate whether you’re ready for home ownership.

1. Are you ready to stay put?

Unless the housing market is booming, it doesn’t often make sense to buy a home that you’ll be living in for less than 3 or 4 years. Basically, buying and selling property comes with a lot of transaction costs, and if you’re in the house for less than 2 years, you’ll have to pay capital gains tax on any profit.

So when the plan isn’t to remain in the house for a long period of time, be ready to include the cost of the purchase and sale into your prospective budget – which typically includes thousands of dollars in residential and legal fees.

2. Sometimes it makes more sense to rent.

Depending on the housing market in your area, it could make more financial sense to rent an apartment or home for a few years. Calculate whether it costs more to rent or own in your area. Typically, if your monthly rental payments are more than 35 percent less than the cost of ownership (including taxes, mortgage payments and any ownership fees), then it’s a good idea to continue renting for now.

3. Is your credit healthy?

Before buying a home, you may want to commit a year or two rebuilding a healthy credit score. Bad or poor credit could mean you’re either turned down for a home loan or you’ll be offered a prohibitively expensive interest rate where you would end up paying tens of thousands of dollars more over the term of the mortgage loan.

Financially, it makes sense to wait a year or two while you build up your credit score.

4. Do you know what you can afford?

Do you understand the true cost of home ownership? Go beyond mortgage payments and be ready to evaluate all the true costs, including maintenance, upgrades and your own monthly personal expenses. Depending on the quality of the house structure, repairs alone could dry up your finances fairly quickly.

Typically, most prospective homeowners should budget for a house that costs about 2.5 times their gross annual salary (or less), while all monthly home payments shouldn’t exceed 30 percent of the gross income each month.

5. Can you raise a down payment?

Most lenders like to see at least a 20 percent down payment. If you’re unable to meet these terms, you may be able to get a piggyback loan or be required to take out what’s called PMI, or Private Mortgage Insurance, which is typically about .5 percent of your total mortgage amount. This is insurance for the benefit of the lender in the event you default on your home mortgage loan.

Before you can truly be ready for home ownership, you should determine the answers to these questions. And in doing so, don’t make the mistake of being too quick to downplay the risks. A mortgage is typically a 30-year commitment. Many who jump in prematurely wind up in a foreclosure situation or in bankruptcy.

Secure installment loans, which include those for cars or other personal purchases that are paid back in installments. When you pay off an installment loan on time without missing a payment, you boost your credit score. You’ll see your credit score change after regular loan payments of six months or more.

What else should you know about boosting your credit score?

Watch your expenses closely if you are in the process of buying a new home. Pre-approval for a home loan DOES NOT mean that you are off the hook!

Avoid taking on a huge debt for a new car when the loan towards your house is still in process. If you’re investing in a property or home, take extreme caution with your expenses.
